A buy-to-let investor with two properties and a small outstanding mortgage required a short-term finance facility. He wished to refurbish both of his properties, sell one of them at a good profit, and pay his capital gains tax with a view to being left with the remaining property debt-free.

Outcome

Accredo provided the investor with a six-month, bullet repayment development loan, taking first and second charges over the investment properties. 

The loan facility funded the planned refurbishment cost in total through to the sale of the first property.

At this point all debts on both properties were settled, the capital gains accounted for and the investor was left with a debt-free income producing buy-to-let property.
